Can you stage my property for sale, letting or serviced accommodation?
Yes. We can help with room layouts, furniture and accessory sourcing, and styling for photographs, viewings or guest stays. We’ll discuss your audience, existing furnishings and budget, then agree a proposal. Furniture purchases, delivery, installation and any hire arrangements are confirmed separately before you commit.
How does your guaranteed-rent service work?
For suitable properties, NOIRE takes on a 3–5-year agreement to operate serviced accommodation and pays you the rent specified in the contract. The agreed terms explain payment dates, break clauses, maintenance responsibilities and the condition in which the property will be returned.
Can you help place my property with a supported living company?
Yes. We can review your property and introduce it to our supported living provider contact, who works directly with councils. Any placement remains subject to the provider’s requirements, local demand, property checks and a written agreement. We will explain our role and any fees before proceeding.
Do you manage existing Airbnb and Booking.com listings?
Yes. We can review an existing setup and agree how listings, guest communication, pricing and availability will be managed.
Can I choose only the services I need?
Yes. Remote support and broader management can be tailored to your circumstances. We agree the scope and responsibilities in writing before starting.
Are cleaning and maintenance included in the monthly fee?
The package covers the agreed coordination work. Cleaning, linen, repairs and other third-party costs are charged separately and explained in your proposal.
Do you guarantee a particular income?
No. Revenue depends on location, demand, property condition, availability and operating costs. An assessment helps you evaluate the setup without promising a fixed return.
What should I check before offering short stays?
Confirm that your lease, mortgage, insurance and relevant permissions allow your intended use. We’ll discuss readiness during the assessment; specialist advice may be needed.
